Ag Valuation Can Sharply Cut Taxes on Rural Land
If your land is actively used for farming or ranching, you may qualify for a much lower tax rate based on production value rather than market value.
Texas law allows a 1-d-1 open-space valuation, also called ag valuation, for land devoted to agriculture. The appraisal district values the land based on what it can produce, not what it would sell for. This can mean a very big difference in your tax bill on rural acreage.
To qualify in Washington County, you generally need at least five years of documented ag use out of the past seven. You must also meet local intensity standards, meaning the land is actually being farmed or ranched at a level normal for this area. Apply between January 1 and April 30.
