MUDs and Special Districts Add to Your Tax Bill

Parts of Guadalupe County — especially near Schertz and the fast-growing northeast — lie inside special districts that charge their own property taxes.

A Municipal Utility District (MUD) is a local government that builds water, sewer, and drainage for new developments. It repays those costs through a special tax on homeowners inside the district. Guadalupe County has at least 8 active MUDs.

Before buying, check whether your target property sits in a MUD or other special district. The Texas Comptroller's county directory lists all active taxing units. A MUD tax rate stacked on top of county, city, and school rates can noticeably raise your total bill.
